How we chose these firms
We built this list from public information, then checked each firm by hand.
- 1
Build a long list
We started with Perth conveyancers and property law firms found through Google Maps, industry member lists and local searches across the city.
- 2
Check who can act
In WA most settlements are done by licensed settlement agents, and lawyers can act too. We checked agents against the Consumer Protection licence search and lawyers against the Legal Practice Board.
- 3
Check reputation
Shortlisted firms needed a strong, consistent record of Google reviews. A handful of glowing reviews wasn't enough.
- 4
Read their own details
Services, fee style and service area come from each firm's own website. If a detail was unclear, we left it out rather than guess.
- 5
Rank the list
Order weighs reputation, focus on residential conveyancing, experience and how openly the firm explains its fees.
What doesn't affect ranking
- Payment. No firm pays to be listed or to rank higher.
- Firm size or advertising spend.
- Spotted something out of date? Tell us and we'll recheck it.
How much does conveyancing cost in Perth?
Typical professional fees in Western Australia. Searches and other disbursements are charged on top.
| Item | Typical range |
|---|---|
| Buying a home, professional fee | $700 to $1,800 |
| Selling a home, professional fee | $700 to $1,300 |
Expect roughly $300 to $800 on top for Landgate title searches, certificates and electronic settlement fees, plus transfer duty for buyers. Settlement agent versus lawyer, strata or off-the-plan purchases and fixed versus itemised quotes move the price; agents must give a written fee disclosure with a maximum before you engage them. See our conveyancing costs guide for every state.
Buying or selling in Western Australia: the rules that matter
The key points for Perth buyers and sellers. Your conveyancer will explain how each one applies to your contract.
Who can do your conveyancing
In WA most residential settlements are handled by licensed settlement agents, licensed by Consumer Protection under the Settlement Agents Act 1981. Certified legal practitioners can also do the work, and buyers and sellers can act for themselves, though Consumer Protection advises using a licensed settlement agent or lawyer.
Cooling-off: None
WA has no mandatory cooling-off period for real estate contracts. Once the seller signs an accepted Offer and Acceptance it becomes a binding contract of sale, so any way out has to be written into the offer as a condition before signing.
No seller disclosure statement
There is no mandatory seller disclosure statement in WA. The selling agent must disclose relevant facts about the property, especially when asked, and sellers of a strata lot must give the buyer prescribed strata information before the buyer signs, or the buyer may be able to avoid the contract.
Settlement
The settlement date is set in the contract and Consumer Protection says it is usually 30 to 90 days. Landgate has mandated electronic lodgement of transfers and mortgages since 1 December 2018 through PEXA or Sympli, with paper accepted only when a transaction cannot be lodged electronically.
Stamp duty: use the RevenueWA (Department of Treasury and Finance) duty calculator and check the first home buyer concessions. More: cooling-off periods in every state and the conveyancing process, step by step.
